Mount Ommaney is the retail hub of the Centenary suburbs, centred on the Mt Ommaney Centre shopping centre. Fit-outs here are mostly retail, food and service tenancies inside a managed centre, which has its own rules on top of council and building approvals.
Fitting out inside a shopping centre
Shopping centre landlords set detailed fit-out design guidelines covering shopfronts, signage, ceilings, lighting levels, finishes and services connections. The Mt Ommaney Centre is a single-level regional centre of about 60,000 m², managed by Retail First, so ask centre management for its fit-out guidelines and approval steps before you brief a designer or certifier. Allow time for that review, and expect to use the centre's nominated contractors for some services, such as fire systems and base-building air-conditioning connections.
Working hours and access
Noisy and dusty work inside a trading centre is generally restricted to outside trading hours, and deliveries go through loading docks at booked times. Hoardings must go up in front of the tenancy while work is under way. These conditions add to labour costs and timelines compared with a standalone shop, so factor them into quotes.
Food tenancies
Food courts and restaurants in the centre need kitchen exhaust connections, grease arrestors, trade waste approval and finishes suited to a food business licence. Centres often have set routes for exhaust and waste, so the design needs to fit the base building rather than the other way round.
Services and health tenancies
Pharmacies, optometrists, dental and allied health businesses are common in suburban centres. These need privacy, handwashing, specialised equipment and sometimes extra power and plumbing. Medical fit-outs often take longer in design than in construction.
Licence scope
A large shopping centre is far bigger than 2,000 m². Under the QBCC Builder - Low Rise scope, a Builder - Low Rise licensee can carry out non-structural work on a building of any size, with limits where fire protection work is involved. Most shop fit-outs are non-structural; structural changes to a large centre would need a builder with a higher licence class. The centre's own requirements apply either way.
Nearby strip retail
Outside the centre, small strip shops and offices in the surrounding suburbs offer more freedom but fewer services. The approvals are simpler, though change-of-use and signage rules still apply.
What to include in your request
- Whether the tenancy is inside the centre or a standalone shop.
- The landlord's fit-out guide, if you have it.
- Your trading start date and any lease fit-out period.

Mount Ommaney questions
Do I need centre management approval for a shop fit-out?
Yes. Shopping centres have their own design guidelines and usually approve your design before the certifier does. Some services must use the centre's nominated contractors.
Why do shopping-centre fit-outs cost more?
After-hours work, booked dock access, hoardings and centre requirements add labour and time compared with a standalone shop.
Planning a fit-out?
Send the suburb, tenancy size, business type and timing. A licensed builder can then contact you to arrange a quote.
