Commercial fit-outs in Oxley

Oxley QLD 4075: a local fit-out guide for Brisbane's south-west.

Oxley is an established suburb on the Ipswich line with an old township strip on Ipswich Road, a shopping centre beside the railway station, bulky-goods stores around Blunder Road and the Ipswich Motorway, and industrial land, so tenancies range from small offices and shops to trade units. Many of its commercial buildings are older, so fit-outs often start with what's behind the existing walls.

Older buildings, more unknowns

A lot of Oxley's commercial stock predates current codes. Stripping out an old fit-out can reveal undersized switchboards, ceilings with no insulation, old air-conditioning that won't take more load, and non-compliant toilets. In Queensland, a workplace built before 31 December 1989 must have an asbestos register, and it has to be reviewed before any refurbishment or demolition. A builder who has seen the building can flag the likely surprises before you budget.

Small professional offices

Village shops and small office buildings suit accountants, real estate agents, physios and other professional services. These fit-outs are usually modest in size: reception, a few rooms, a staff kitchen and an accessible toilet. Getting the layout right for the number of people and their privacy needs matters more than expensive finishes.

Retail shopfronts

Ground-floor shops near the station often need new shopfronts, signage and lighting. Shopfront glazing and entry doors must meet safety glazing and access requirements, and external signs come under Brisbane City Council's Advertising Devices Local Law 2021: some are self-assessable if they meet Council's size and placement rules, others need approval, and any sign on a heritage place needs approval.

Flood awareness

In January 2011, Oxley Creek flooded much of eastern Oxley, including built-up areas west of Oxley Road, and the Brisbane River also came in along the northern edge. If your tenancy is in a mapped area, consider raising power points and equipment, choosing water-tolerant finishes at floor level, and checking the FloodWise Property Report before committing.

Approvals

Commercial fit-outs that affect exits, fire safety, accessibility or services generally need building approval from a private certifier. A change of use, such as office to medical or shop to café, may need planning approval under the Brisbane City Plan. Work over $3,300 needs a QBCC-licensed builder.

What to include in your request

  • Building age (if you know it) and its current state.
  • Your business type and number of staff.
  • Whether the tenancy is in a flood-mapped area.
