Sumner sits just south of the Centenary suburbs, with homes in the west and the large Sumner Park industrial estate in the east. The estate is full of small to mid-sized industrial units, trade suppliers and service businesses that need practical, hard-wearing fit-outs.
Small units with a front office
Many Sumner tenancies are small units, often in gated complexes. For example, a new Jijaws Street complex advertised in 2026 has units of about 130–175 m² including a mezzanine, each with its own amenities and roller door. A common fit-out is reworking that office: removing old partitions, adding a meeting room or a trade counter, new ceilings and lighting, and refreshing the lunchroom and toilets.
Strata and landlord approvals
In a strata complex, changes to the outside of the unit, signage, roof penetrations for air-conditioning and anything touching common property usually need body corporate approval. Leased units add the landlord's consent and their fit-out guidelines. Get those approvals early; they can take longer than the building work.
Make-good at the end of the lease
Many industrial leases require the tenant to return the unit to its original condition at the end of the lease. Before you build, check the make-good clause so you know what you may have to remove later, and photograph the existing condition. A builder can price a fit-out with removal in mind, for example demountable partitions instead of fixed walls.
Durable finishes
Trade businesses are hard on fit-outs. Vinyl or sealed concrete floors, impact-resistant wall linings, robust benchtops and good ventilation usually pay for themselves. Where a workshop adjoins the office, think about noise, dust and fumes, and how the space is classified. Under the National Construction Code, an office that is less than 10% of the storey's floor area can take the workshop's classification; a bigger one is classed separately and must meet its own requirements. A certifier can confirm whether that calls for fire separation.
Approvals for typical work
Non-structural internal partitions and finishes can still require building approval in a commercial building, particularly where they affect exits, fire safety or accessibility. A private certifier can confirm what applies. Any work worth more than $3,300 must be done by a builder with the right QBCC licence.
What to include in your request
- Unit size and whether it's strata, leased or owned.
- What the office part needs to do.
- Any body corporate or landlord guidelines you've been given.

Sumner questions
Do I need body corporate approval for a fit-out in a Sumner strata unit?
For changes to the exterior, signage, roof penetrations or common property, usually yes. Internal work may also be covered by the scheme's by-laws, so check before you start.
What is make-good?
A lease clause that requires you to return the premises to its original condition when you leave. Check it before you build so the fit-out can be designed with removal in mind.
